I am the best buyer's agent for a variety of reasons.
First, YOU are my client, not the seller.
I pledge to show you all homes that meet your criteria, regardless of if they are listed or not and regardless of cooperating commission. All other realtors will tell you that commission comes from the seller, which is technically correct. In reality however, higher commsissions lead to higher prices and end up costing the buyer more.
For example, if the cooperating commission on a home listed for $300,000 was 2.5%, my office would make $7500 if you bought the home. I would receive a portion of that based on my commission split between my broker and myself. If another home on the same block is listed for $300,000 and is offering a commission split of 2%, my broker would make $6000. and I'd get a portion of that. In this type of situation, most realtors would not show the home with the 2% commission -- and by not doing so would be serving themselves instead of you. I pledge to show you both homes.
